Taman Belia Antarabangsa is a 150 acres residential development. It is developed by OIB Group. It is located in Ayer Keroh and is considered an established and matured community.


Earlier this week, I had an interview with Taman Belia Antarabangsa specialist Jun Yeow and Wesley Tan to talk about how they managed to conclude the deal.


Brandon: What is the profile of the seller and what motivated the purchaser to secure this property?


Jun: The seller is a retiree who is currently residing in Kuala Lumpur. He bought this bungalow for his son to stay. However, his son prefers to live in Kuala Lumpur, so he decided to dispose off the property.


Wesley: The purchaser is from Melaka who has been looking for a bungalow as he planned to have an upgrade. He opined that the property is attractive given the its strategic location near workplace, besides having companionship with friends staying at this neighbourhood as well.


Brandon: What is the price trend of bare unit bungalows in this area? How does the bungalows in this area stand out from bungalows in other housing developments?


Jun: The asking price bare unit bungalows in this area is around RM1.2 million. This bungalow development is widely preferred due to the gated & guarded concept providing the sense of exclusivity, not to mention that they have modern designs which attract many bungalow lovers.


Brandon: Now that the economy is reopening and interstate travel is allowed, what do you guys think about the buyers' sentiment towards high end properties?


Wesley: If they can afford higher price tag, buyers will have the tendency to go for properties with extra land, regardless of type of property because the pandemic have shift the preference to have more green space in their homes.


Jun: The same goes for high-rise buildings, whereby more people will go for condominiums with larger build-up in their unit, so that they have enough space to utilize as work station while having a comfortable private living space.
