Taman Puncak Bertam is a freehold, gated and guarded community, consisting of terraces, Semi-D and bungalow houses. It is developed by Teo Bros Development Sdn. Bhd. It is located in Cheng and is considered a premium community.


Earlier this week, I had an interview with Puncak Bertam specialist Thomas Lam to talk about how he managed to conclude the deal within a week of obtaining the listing.


Wesley: Who is the purchaser and how was the buying process?


Thomas: The purchaser is from Melaka who was doing trading business. The reason for buying is for own stay, and he's already been on the market for 1.5 years. He was expecting property prices to drop since MCO began last year, however he mentioned to me that he only saw residential property prices go up instead of down. He finally settled for this property because of good 'Feng Shui' and the convenience of the location.


Wesley: What kind of residents profile are there in Taman Puncak Bertam?


Thomas: Mostly business owners or high ranking officials in the corporate world such as bank managers, company directors and etc.


People who prefer safe neighbourhood and this is gated and guarded community. There is zero criminal case in the last 3 years. And there are patrol around here.


Wesley: Do you have a lot of listings in that area?


Thomas: Yes I have many listings there and have so far sold nearly 10 properties there since last year, some co-operating with other property agents.


Wesley: Why do you think people buy properties in Taman Puncak Bertam and what do you think of the market there?


Thomas: Because in Cheng, there is not many freehold, gated and guarded housing area, so people who prefer quiet and safe neighbourhood they would mostly buy in this area. Moreover, because this is a higher ground area, it is free from flood issues.


Wesley: Do you have confidence in that area?


Thomas: Yes, demands are high for houses in Taman Puncak Bertam, especially corner lots. However there is a shortage of supply for that kind of exclusive listings. Last year there were a lot of bumi release units which were sold out quickly once released to the market.
